Kołobrzeg – location with a potential
Kołobrzeg is one of the most popular tourist destinations in Poland. With every year the city continues to develop and strengthen its position as an attractive seaside vacation center and the biggest Polish health resort. The popularity of Kołobrzeg among travelers and, consequently, high occupancy rates of the best tourist developments, are perfect arguments for those who want to invest their capital in a condohotel, apartments for rent or aparthotel.
Tourist boom in Kołobrzeg
According to the analyses presented in the report of the Central Statistical Office entitled “Tourism in 2018”, last year the Kołobrzeg County ranked third in terms of the number of provided accommodation nights in Poland. This figure stood at 5.1 million, which puts the region just behind the city of Kraków and Warsaw, the only cities ranking higher, providing 5.6 million and 6.4 million accommodation nights, respectively. 19.2% hotel nights provided in Poland in 2018 was focused in these three locations.1
Tourists visit Kołobrzeg both for recreation and for treatment. The local natural conditions – the sea, sandy beaches and lush vegetation facilitate relaxation in the fresh air. In addition to the unquestionable natural assets, the city offers a number of tourist attractions for the entire family, including a pier, Museum of Polish Arms, oceanarium, 3D Museum, Wax Museum, a historic lighthouse offering a great viewpoint, or a majestic basilica.
Kołobrzeg’s hotels have an average occupancy rate in the range of 63%, i.e. approx. 10% more than the national average.2 The biggest tourist traffic is recorded in the summer months. In the high season the occupancy rate is as much as 98%.3 Considering the overall hotel base in Poland, hotels with the highest standard have the best occupancy rates. Combination of an attractive location and prestige of the facility seems to be a recipe for success ensuring high occupancy among guests.
Kołobrzeg as a destination of choice for foreign tourists
Bulk of the tourists in the Kołobrzeg County are foreigners. Kołobrzeg is the most popular among Germans, but also Scandinavians make up a numerous group. In total, in the Kołobrzeg County, accommodation nights purchased by foreign guests account already for 26.9% of total nights.4 A holiday in Kołobrzeg is an attractive alternative to more expensive holidays in exotic destinations. This is attributable to the development of modern high-standard hotels which meet the needs of even the most demanding tourists.
Dynamically developing city
The continues to execute numerous investment projects improving the tourist and road infrastructure, which translates directly into noticeable comfort both for the residents and guests visiting Kołobrzeg for recreation. One of the important improvements executed recently is the construction of the S6 expressway to Koszalin. The completion of the project doubled the length of fast roads in the Zachodniopomorskie Voivodeship and shortened the travel time from Szczecin to Koszalin by 40 minutes. 5
Paradise for resort visitors
Kołobrzeg is the biggest Polish health resort. Thanks to the rich brine and therapeutic mud deposits, it is a perfect destination for patients who eagerly come here for therapy. Consequently, Kołobrzeg’s accommodation base is not so much affected by the problem of seasonality as you can use the health resort infrastructure throughout the year. The resort part is at the same time the most attractive area of the city from tourist perspective. Picturesque surroundings guarantee proximity of nature but also offer extensive retail and service infrastructure. It is in this part of the city where the Baltic Wave hotel is being developed and where you can buy an investment apartment. The development will be located only 200 meters from the sea and will offer access to the nearby retail and service facilities.
Kołobrzeg is also a great location for organizing big events – conferences, conventions, training courses or company events. Conferences and conventions are held in most cases from March to June and from September to November, i.e. outside the high season. Nearly 65% of them are organized in hotels.6 Centers with attractive conference facilities are able to secure for themselves higher occupancy levels outside the summer months, which makes the seaside investment even more profitable. They are also an asset from the perspective of smaller events – training courses or company integration events, which are often held in picturesque, cozy locations in an attractive natural environment. The Baltic Wave hotel will hold a conference room for 500 guests with the surface area of 578.9 square meters. It can be divided into smaller rooms with the surface areas of approx. 230, 200 and 150 square meters. The space may have different functions – banquets, conferences and exhibitions, with a car entry possibility.
Summing up, Kołobrzeg is not only the summer recreation capital of Poland, but also a popular health resort and a city with a huge potential for the MICE (Meetings, Incentives, Conferences and Exhibitions) industry. Thanks to that, Kołobrzeg’s hotels record high occupancy rates throughout the year, which is very important from the perspective of people investing in the local tourist developments – apartments for rent, aparthotels or condohotels. It is worth investing in high-standard developments equipped with conference facilities as well as a SPA and wellness zone, which can be used throughout the year.
